As the project’s appointed surveyor, ESOS played a critical role in translating design intent into site reality. ESOS set out drainage runs and invert levels to ensure correct fall and connectivity, laid out foundation positions and control grids to guarantee structural accuracy, and established kerb lines and edge-of-carriageway alignments for consistent street geometry. Their setting out extended to tarmac limits and surface finishes, providing precise reference points for paving and surfacing crews.

Throughout construction ESOS conducted as-built surveys, recording final positions, levels and utilities to produce accurate as-built drawings and digital models. These deliverables supported quality assurance, enabled handover documentation, and ensured the completed works matched design tolerances—minimising rework and safeguarding long-term performance.

Norbert acted as the project engineer on this design and build job, leading the team from day 1 through to handover of the units. A chartered building surveyor and engineer, he coordinated setting out, topographical and terrestrial surveys, 3D scan workflows and laser measurements to ensure accurate site and land registration with the property registration authority and land registry. He managed drawing revisions, building survey and as-built production, prepared survey reports and snag lists, and worked closely with the quantity surveyor for cost management and the solicitor for planning and building approvals.

He liaised with surveyors across Dublin and Ireland, engaging certified experts from SCSI and RICS where required, and provided professional advice on building regulation compliance, structural survey outcomes and property condition for residential and commercial interests. His remit covered property surveying, property management and construction project coordination across Dublin and Galway, delivering building surveying services, pre-purchase survey support, and home survey options for buyers.

Throughout the project he ensured project management best practice, maintained professional indemnity insurance documentation, and advised on charter obligations and Society of Chartered Surveyors Ireland standards. From initial survey and setting out to final as-built drawings and handover, his engineering leadership tied design, cost management and quality assurance together to enable informed decisions when buying or selling land or property.
